| Assignments: | Head up the leasing for urban re-development project in Cleveland involving the re-location of existing tenants and the upgrading of the tenancy. |

Challenges:

Existing tenants had valid leases; the shopping center was in disrepair; surviving tenants had to live-thru renovation, high pro-forma rents were necessary. |
| Results: | Successfully coordinated the entire leasing of the project by re- locating 20 of the existing tenants. The K&V team located and brought in six new tenants. The center has been recognized locally as an excellent example of aggressive urban re-development. The community has embraced the new project and the retailers are enjoying increased sales. |

Cousins Market Centers |
| Assignments: | Assemble 20-plus residential properties to create a large, commercial development parcel in Cuyahoga Falls, Ohio. |
| Challenges: | Many of the parcels were investment properties and all were necessary to develop a large shopping complex. Most of the houses were not for sale. In addition, many Owners relied on the investment income as a living. |
| Results: | Successfully assembled all the parcels at a price that permitted the developer to build a 250,000 square foot Home Depot anchored shopping center. The City was very supportive of the project and extremely pleased with the end result. |

| Assignments: | Assist/represent the real estate deal maker in opening up the entire Akron-Canton trade area. |
| Challenges: | Tenant needed high profile, corner locations in high-end markets with limited real estate availability. Also - store openings in Cincinnati and Pittsburgh had been weak. |
| Results: | The K&V team helped make it possible for Starbucks to open four stores in 1997; all of which experienced sales which were greater than projections.The market currently holds 23 stores and is growing at a pace of 6 -7 units per year. As an added bonus - the best performing store in Ohio is located in our region. |
